About Advanced Seller Data Services

Thank you for your interest in Advanced Seller Data Services. We supply the best seller carryback note holder lists available. Our customers range from 30-year veteran note brokers and investors to new up-and-coming brokers. We do not sell anything but our note holder list. Therefore, it is vital we produce the best list to keep our customers returning for more and provide the information necessary for the newer brokers to establish themselves. Some of our customers have been with us since 2004.

We started as note brokers in the early 1990s. None of the list vendors back then could produce a reliable list of note holders. We discovered leads provided by large list providers identified very few of the notes created. They did not care if they located notes for our niche industry. They were only focused on selling leads to the thousands of Realtors and mortgage brokers. They did not care about a handful of companies looking for a seller-financed list. They only identified and sold records as a “seller carryback” if the seller’s and lender’s names matched while looking for more profitable leads.

We quickly set out to create our own list from raw data in each county. We developed proprietary software to identify transactions where the seller carried a note. For the rest of the 1990’s our list grew, and we mailed up to 20,000 note holders per month with a staff of six. During that time, we educated ourselves and learned a tremendous amount about direct mail marketing for seller financed notes. We had mailing for note holders down to a science. Today we will gladly share our experiences with customers.

By the year 2000, the rise of the sub-prime lenders turned the seller finance note market upside down. The sub-prime lenders refinanced profitable notes, removing them from circulation. They also bought notes at ultra low yields driving down our returns and profits. Our business model could not sustain itself. We decided to turn our attention to other real estate investment activities with higher returns and lower risk. That left us with a program that continued to collect thousands of note leads each month we were not using. A large investor and several brokers who knew us and our reputation for finding exclusive notes asked to purchase our lists. We developed our list service in 2004. That allowed us to stay connected with the note industry while at the same time pursuing other real estate investments.
